The Südtirol Guest Pass Klausen gives you access to public transport in South Tyrol and selected hiking buses. Depending on the current programme, it also includes admissions, guided activities and discounts. Please check the Klausen tourist association’s website for current benefits, exclusions and registration requirements.

Start your day with a breakfast basket from Öbersthof, prepared to your wishes all year round. Choose from coffee, milk, cocoa, homemade teas and fruit syrups, fresh eggs, our own Kaminwurzen smoked sausages, homemade cakes and pastries, fruit spreads, honey, butter, seasonal fruit, muesli, yogurt, cheese and bread rolls from the local bakery. The base rate is per day and apartment for 1–2 people. A surcharge (as per the price list) applies for each additional person. The price includes accommodation, bed linens, towels, a fully equipped kitchen, Wi-Fi, electricity, heating, water, final cleaning, and the “Südtirol Guest Pass Klausen.” Use of the washing machine, ironing board, and iron is subject to a fee. For stays of less than 3 nights, a surcharge of €55.00 applies.
DISCOUNTS:
Discounts for children are listed in the price lists for each apartment.
LOCAL TAX:
As of January 1, 2014, a local tax will be introduced in South Tyrol. The local tax is charged per guest and night for guests aged 14 and older. In 2026, this amounts to €2.40 per person per night.
PETS:
Pets are not allowed in our vacation apartments. We appreciate your understanding.
CHECK-IN & CHECK-OUT:
On the day of arrival, vacation apartments are available from 3:00 PM.On the day of departure, we ask that you vacate the vacation rental by 10:00 AM.
PAYMENT:
We ask that you settle the bill for your stay the evening before or on the morning of your departure. You can pay us in cash or by bank transfer (in advance). Payment by credit or debit card is not possible.
BOOKING CONDITIONS:
The booking becomes binding upon payment of the deposit (booking confirmation) and receipt of the booking confirmation. The deposit amounts to 35% of the booking value.
The deposit is non-refundable in the event of cancellation. In addition, the following cancellation terms apply: Cancellation terms pursuant to Art. 1382 of the Civil Code
TRAVEL CANCELLATION INSURANCE – “ROTER HAHN – CANCELLATION PROTECTION”
We recommend that you purchase Roter Hahn travel cancellation insurance at the time of booking your stay. CANCELLATION POLICY:
We offer the following cancellation policy in accordance with Art. 1382 of the Civil Code:
Up to 3 months prior to arrival, no cancellation fees will be charged; only the deposit will be retained.
From 3 months to 4 weeks prior to arrival, we charge 40% of the booking value.
From 1 month to 1 week prior to arrival, the cancellation fee is 70% of the booking price.
In the last week prior to arrival, the fee is 90%: In the event of a no-show or early departure by the guest, the full amount for the entire booking period will be charged.
